Overcoming HOA Challenges to Deliver Cost-Saving GAF Solar Roofing

However, there was a catch: their HOA had strict rules about the aesthetic appearance of roofing materials.

Making Installation Worth It

The homeowners were cautious about the upfront costs of solar roofing. 

At $49,338 compared to $18,987 for a standard roof replacement, the investment was significant. 

They needed assurance that the system would offer a tangible return on investment, especially as electric rates had been steadily increasing by over 5% annually in Pennsylvania.

Upgrading Without Compromising HOA Requirements

For homeowners in communities governed by Homeowners Associations (HOAs), integrating modern technology like solar roofing often comes with additional challenges.

The HOA’s regulations, which prohibited solar panels on the front-facing side of homes for aesthetic reasons, added complexity to the project.

So, we partnered with GAF to design a customized solar roofing system that aligned with the HOA’s requirements. 

This involved limiting the solar arrays to the back-facing portion of the roof, out of sight from the street. 

By conducting a detailed analysis of the roof’s structure and orientation, GAF and our team ensured the placement would optimize energy generation despite the restrictions.

Customized Solar Roofing Installation

At the heart of this project was the innovative GAF solar shingle system.

Known for their advanced engineering and durability, GAF solar shingles are designed to meet strict efficiency standards and come backed by industry-leading warranties.

GP Martini Roofing installed a 7.45 kW GAF solar roofing system on the back roof of the 3,000–4,000 square foot home. 

Since the HOA prohibited panels on the front of the house, our team worked with GAF to strategically place 10 solar arrays on the back of the house. 

This placement ensured the system could generate enough electricity to cover the homeowner’s energy needs and meet GAF’s performance guarantee.

Maximizing Financial Benefits

We presented the homeowners with a detailed breakdown of costs, including the impact of the 30% federal solar tax credit. 

The total cost of the solar roofing system, including installation, came to $49,338. 

However, the homeowners qualified for a 30% federal solar tax credit, reducing their expenses by $14,801 to $34,537.

After applying the tax credit, the solar roofing system ended up costing $15,550 more than the $18,987 cost of a regular roof replacement. 

While this additional expense is steep, the energy savings provided by the solar roof offset this difference within 11 years.

Over its lifespan, the solar roof not only pays for itself but also surpasses the cost-efficiency of a standard roof. 

There’s also an approximate 4% increase in property value, adding an estimated $36,000 to the home’s resale price.

Streamlined Installation and Warranty Coverage

To ensure a smooth installation, our team conducted a comprehensive site analysis, capturing photos of rafter spans, electrical panels, and meter boxes. 

GAF managed permitting and system design, while PECO approved the connection to the grid within a 3–5 week timeline.

The roof is backed by GAF’s Golden Pledge Warranty, which provides 25 years of full labor and material coverage.

Result: A Happy Customer

The homeowners, who had already signed a contract for a traditional roof replacement, were thrilled with the pivot to solar.

Over 11 years, energy savings offset that extra $15,550. By about year 20, the solar roof is a more cost-effective option than a standard roof—saving money while increasing the home’s value by an estimated 4%.
